Topic Hub

Notices are the formal steps that landlords and tenants use to change or end a tenancy. If a notice does not meet the legal requirements, it may be ineffective, which is why details matter.

The relevant rules are set by Dubai tenancy law and related regulations, which are updated from time to time. Always check the current rules.

Eviction notices

A landlord generally cannot end a tenancy at will. The law sets out specific grounds, such as non-payment or certain other breaches, and in some cases requires the landlord to give a specified period of notice, often through a notary public or registered mail. If the landlord wants the property for own use or to sell or demolish, particular conditions apply.

Tenant responses

A tenant who receives an eviction notice should check the grounds, the date and the method of delivery, and gather evidence in response. Ignoring the notice can limit options. Where the notice is challenged, a rental dispute process is available. See handling a rental dispute.

Rent increases

Rent changes at renewal are regulated. A rental index is used to indicate permitted levels in many cases, and the landlord is generally expected to give advance notice of any change in terms before the tenancy ends. The notice period has commonly been about ninety days before expiry, but confirm the current rule.

Non-renewal and vacating

A tenant who wants to leave at the end of the term should follow the notice terms in the contract and law, and confirm the move-out procedure and deposit return.

Practical points

  • Keep copies and proof of delivery for every notice
  • Check dates against the contract term
  • Use the official channels where required
  • Avoid self-help measures, such as changing locks

How a consultation can help

A consultation can review a notice and the tenancy documents and explain how timing and form may affect it. It does not guarantee a result, and representation in proceedings is by licensed advocates or other authorised professionals.

Frequently asked questions

Can a landlord evict me immediately for late rent?

Specific notice rules apply, so immediate eviction without following the process is not generally allowed.

Can my rent be increased at any time?

Rent changes follow the rules on renewal and notice. Mid-term increases are generally not allowed unless the contract and law permit.

Do notices have to be in Arabic?

Check requirements for the method used. If proceedings follow, Arabic documents or translation may be needed.
